broker". I offer all of the same full service benefits

agents offer, but I don't have the same high overhead costs
that they do. Since my brokerage doesn't have outrageous office
and franchise fees, I don't pass high commission charges on
to you. My listing fees are flexible, therefore, I
provide you the opportunity to maximize your largest investment
- your
home.
Plus, I offer
a percentage (cooperation fee) of my listing fee to any licensed
Buyer's Agent. This gives other real estate agents an incentive

bring their
buyers to your home. It's like having thousands of agents working

you are ready to sell your home, we'll follow these easy
steps...
1. Initial Consultation

I'll ask you basic questions about your home,
neighborhood, and motivations for selling. We'll talk about
the process of selling your home and answer any questions you
might have. This is also the time for you to get to know me
a little better and decide if I'm the right person for the
job. The sale of your home is a big decision involving your
biggest investment. Your real estate agent is going to become
an important part of your immediate future and your comfort
level with that agent needs to be high.

| 2. CMA - Comparative
Market Analysis |
How does your home compare to others on the market?
We'll compare size, age, design, amenities, upgrades, and neighborhoods.
We'll look at homes that are currently for sale, homes that
are under contract, and homes that have sold in the last year
to determine what needs to be done in order to list your home
for sale and get the best possible price for it.

| 3. List Your
Home |
I'll step you through each
paragraph in the Listing Contract and help you understand what
each section means. I won't pressure you to sign anything that
you aren't fully informed about and comfortable signing. I'll
put a "For Sale" sign in the front yard, full color
flyers in the box on the sign, secure your house key in an
electronic, monitored lockbox, and post your listing to multiple
websites as well as the regional MLS and Realtor.com websites.

| 4. Take Pictures
and Measurements, Get Ready For Showings |
When you're home is ready, I'll take quality,
digital pictures of your home, both inside and out. I'll measure
each room, if necessary. I'll seek your input on things that
make your home comfortable and have you choose what shots will
emphasize your home's beauty. I'll go through the home - room
by room - and discuss the items that will make your home easier
and more desirable to show.

| 5. Develop A
Plan Of Action Specific To Your Home Sale |
Every home is different. Every home owner is
different. Every real estate transaction is different. The
components are always going to be the same; a Buyer, a Seller,
a piece of real estate, and a closing, but no two transactions
will ever need to same tools. Differences such as types of
properties, lenders and financing terms, and motivations for
selling your home will need to be evaluated to determine the
best way to market and sell your home. A flexible, customized
plan to facilitate your sale will be drawn up.

| 6. Representation
Through Closing |
I'll represent you throughout the entire sales
process. We'll look at all the positive and negative sides
of any offers made on your home before accepting, rejecting,
or countering them. Once under contract, I'll ensure that all
dates and deadlines are met and that all parties are working
together to get the sale done right. I will help facilitate
any contract terms and will make sure you are represented at
the closing table.
